Ambassadori Island Batumi Unveils Smart City Framework with Arup, Redefining Black Sea Urban Development

Ambassadori Island Batumi has launched the next strategic phase of its development with the introduction of  Smart City Vision Development  designed to transform the landmark maritime project into one of the most advanced urban environments in the Black Sea region. Developed in cooperation with the global engineering and consulting leader Arup, the initiative is first step to establish  a clear technological and operational vision for the future of the island.

Planned as an 84-hectare artificial island development, Ambassadori Island Batumi has already completed more than 48 hectares of newly formed land, marking a significant engineering milestone and enabling the transition from large-scale marine infrastructure works to full urban development.

The island is already hosting over $600 million in development projects initiated by independent investors, reflecting strong market confidence in the long-term vision of the project and positioning Ambassadori Island as one of the most dynamic new urban development platforms in the wider Black Sea region.

The collaboration with ARUP focuses on Smart City Vision Development that integrates advanced digital infrastructure, sustainable urban planning, and long-term operational intelligence. Smart City Vision  is built around four strategic pillars:

• Enhanced Accessibility & Sustainability & Resilience – aligning the island’s master planning with global environmental standards and climate-resilient infrastructure.

• Superior Quality of Life – designing urban environments where services and infrastructure adapt dynamically to the needs of users.

• Lifecycle Technical Capabilities – providing advanced data-driven management tools to support the project from construction through long-term city operations.

• Global Competitive Experience – ensuring the island delivers a user experience comparable to leading smart urban districts worldwide.

At the core of the Smart City Vision of the Ambassadori Island  is a holistic Smart Living Vision, designed to seamlessly integrate digital and physical infrastructure across multiple layers of the urban environment to unlock Ambassadori Island’s potential.

The Smart City Vision Development Methodology  will focus on across three interconnected scales:

Smart Buildings – intelligent asset-level systems including digital twins, environmental monitoring, and automated energy management.

Smart Plots – site-scale infrastructure integrating IoT networks, renewable energy optimization, and smart utilities.

Smart Areas & Public Spaces – district-scale platforms including urban digital twins and integrated command-and-control systems designed to manage the island’s environment in real time.

The Smart City Vision Development approach will be based on local context and global best practices to develop a clear, realistic, competitive and implementable elements.

image Tbilisi Waterfront sells out second sales phase in a single day

Eagle Hills Georgia today confirmed that the second sales phase of Tbilisi Waterfront, its flagship mixed-use development on the banks of the Mtkvari, achieved a complete sell-out on the day of its launch – May 7th.

The second launch introduced apartments positioned adjacent to the project's Bristol branded luxury hotel. The location places residents within the heart of the development's lifestyle precinct, which will feature curated luxury retail, cafés, a sports complex, a spa, and a broad range of additional amenities. 

The current success builds on the momentum established by the project's inaugural sales launch in January 2026, which placed around 300 residential units - a mix of apartments, townhouses, and riverside villas, and also achieved a same-day sell-out. Eagle Hills Georgia will shortly bring its next sales launch to market, featuring townhouses and villas.

Tbilisi Waterfront represents a total investment of approximately USD 3+ billion and stands among the largest investment commitments in Georgia's history. The project is expected to make a meaningful contribution to national GDP through construction activity, long-term operations across hospitality, retail and property management, and broader indirect and induced economic effects.

The success of the current phase further reinforces Eagle Hills' deepening presence in Georgia. Alongside Tbilisi Waterfront, Eagle Hills is advancing Gonio Yachts & Marina, a 250-hectare waterfront development near Batumi anchored by a world-class marina district and incorporating branded residences, luxury hotels, retail, and extensive green open spaces. 

Its official launch is planned in the coming months. Together, the two developments represent combined investments exceeding USD 6+ billion, underscoring Eagle Hills' long-term commitment to delivering institutional-quality waterfront destinations across Georgia.
