A year ago, 644 apartments were sold during Archi Grand Avenue’s Big Discount Day. According to Archi, property prices within the project have since increased by 27–28%.

Archi Grand Avenue Presented the Next Stage of Development

With the introduction of the five-star Hilton hotel, Wyndham Residences, and its international teams, Archi Grand Avenue has entered a new stage of development. The total investment in the project amounts to GEL 2 billion.
On October 8, a special presentation marking the next stage of development of Archi Grand Avenue was held at Grand Avenue, 32 Tsotne Dadiani Street. International partners involved in the development of the new heart of the city arrived in Georgia specifically for the event to present the project’s vision to invited guests, media representatives, and Archi residents.
The event was attended by the Prime Minister of Georgia and members of the Government, who addressed the invited guests.

One of the highlights of the presentation was a symbolic signing ceremony and the placement of a time capsule in the foundation, marking the next stage in the development of the new heart of the city, bringing together representatives of Archi and its international partners.
“Archi Grand Avenue is the new heart of the city - a place where Tbilisi’s historical heritage meets the possibilities of modern living. Together with our international partners, our goal is to develop residential, hospitality, commercial, and public spaces as part of one integrated environment. We aim to create a district that brings new opportunities to the city and becomes an exceptional place for people to live, work, and relax,” said Ilia Tsulaia, Founder and Chairman of Archi.

The 21-hectare multifunctional district will include 15 hectares of recreational space, featuring an area larger than Mziuri Park. Leisure and children’s spaces, cycling paths, a skatepark, and an urban amphitheater will create a diverse environment for active living and relaxation.
The district’s sports and wellness infrastructure will include a padel center, football and basketball courts, a 3,200-square-meter mega gym, and a spa. The area will also feature restaurants, entertainment spaces, a school, and a kindergarten. A planned underground tunnel will connect the new heart of the city to Tsereteli Avenue within just a few minutes.
An important part of Archi Grand Avenue is the contemporary transformation of the former railway carriage factory. Preserving its historical heritage, the factory will be transformed into a vibrant hub bringing together gastronomic, coworking, commercial, and entertainment spaces, becoming a new destination in Tbilisi.
The factory’s renovation is being led by London-based architecture studio Benoy. The project also involves Alkaş and Han Spaces, which work internationally on the development of retail and social gathering spaces.
Chapman Taylor’s Madrid studio is responsible for developing the Grand Avenue master plan and designing the architecture of the five-star Hilton hotel. Australian company OCULUS is also contributing to the master plan and landscape design under the leadership of landscape designer Bob Earl. Wei Yap Architecture, the studio founded by Wei Yap Ooi, is involved in the overall development of the project and is working on the architectural concept for the new heart of the city.
The collaboration between the international partners brings together expertise in architecture, landscape design, hospitality, and commercial space development. During the presentation, guests had the opportunity to learn about the details of this new stage and hear each team’s vision directly from its representatives.
The celebratory evening featured presentations of the international partners, official speeches, a symbolic signing ceremony, and a musical program.
