Tbilisi Waterfront Achieves Day One Sell-Out, as Georgian Buyers Lead Demand for a New Landmark Destination

Tbilisi, Georgia — Eagle Hills Georgia marked a major milestone following the official residential launch of Tbilisi Waterfront, which achieved a complete sell-out day one. Strong market momentum, supported by exceptional demand and a deep pipeline of buyer interest, continued into the following day, with an additional release also selling out in full. The record-breaking turnover reflects robust demand dynamics and strong confidence in Georgia’s market and growth trajectory.

The first phase, comprising over 300 residential units, featured a curated mix of luxury apartments, townhomes, and villas overlooking the river. In addition to the residential offering, the first phase also includes the luxury Bristol Hotel along with luxury branded residences, further reinforcing the development’s premium positioning. With close to 60% of units acquired by Georgian buyers, the launch reflects strong local conviction in Tbilisi Waterfront’s value as a long-term lifestyle destination and the resilience of Tbilisi’s real estate market.  Alongside solid domestic demand, the launch also attracted international buyers, further signalling investor confidence in the local market’s strength and long-term prospects.

Beyond its residential offering, Tbilisi Waterfront represents a significant economic catalyst for the city and the wider economy. With a total investment of approximately USD 3.5 billion, the project represents a significant source of long-term foreign direct investment and is expected to contribute meaningfully to national GDP through construction activity, long-term operations across hospitality, retail, and property management, and wider indirect and induced economic effects. 

The successful launch further underscores Eagle Hills’ expanding presence in Georgia. Alongside Tbilisi Waterfront,Eagle Hills Group is advancing Gonio Yachts & Marina, a landmark 260-hectare waterfront development in Batumi centered around a world-class marina district, featuring branded residences, luxury hotels, retail parks, and extensive green open spaces, with its official launch planned soon. Together, the two developments represent total investments exceeding USD 6.7 billion, reflecting Eagle Hills’ long-term commitment to delivering high-quality, thoughtfully planned waterfront destinations and lifestyle communities across Georgia.

image Flights from Tbilisi International Airport to Batumi to Resume

Starting from 25 June, regular flights between Tbilisi International Airport and Batumi International Airport will commence.

The route will be operated by Georgian Airways four times per week. During the summer navigation season, flights on the Tbilisi–Batumi–Tbilisi route will be conducted every Tuesday, Thursday, Saturday, and Sunday using Boeing 737 aircraft.

Departures from Tbilisi International Airport are scheduled at 09:00 on the specified days, while return flights from Batumi International Airport will depart at 19:30. The flight duration is approximately 45 minutes.
